When a dryer steam fitting fails, most homeowners don’t expect water to travel beyond the laundry room. But that’s exactly what happened at a home in Madras, OR. By the time our team at Central Oregon Disaster Restoration arrived, water from the fitting had spread into three rooms and soaked through to the crawl space below. We responded with full water damage restoration to get everything dried, cleaned up, and put back together.
How a Small Fitting Failure Became a Three-Room Problem
The source was a dryer steam fitting in the laundry room. It doesn’t sound like much, and it’s the kind of thing you might not even notice right away. But water on a floor doesn’t just sit there. It follows gravity, seams, and the path of least resistance.
In this case, that path led under walls and into the adjacent bedroom, the bathroom, and down through the subfloor into the crawl space. The good news? A temporary repair had already been made to the fitting before we got there, which stopped the bleeding. That quick action made a real difference.
This was classified as a Category 1 loss, meaning clean water from a sanitary source. That’s the most manageable category, but it still demands a fast, thorough response. Even clean water can promote mold growth within 24 to 72 hours if it’s left untreated.

What Did the Damage Look Like?
Our initial walkthrough confirmed damage in four areas. Here’s what we were working with:
Crawl Space
Accessed through the master closet, we found about 60 square feet of R-30 batt insulation completely soaked. Crawl space moisture is a known issue in Central Oregon homes, and wet insulation that stays in place will only make it worse. Laundry Room
This was ground zero. Water had saturated the tile flooring, underlayment, and the base of the drywall. We disconnected and moved the washer and dryer, pulled supply lines, and began setting up containment.
Bedroom
Water migrated under the wall and into the carpet, pad, and subfloor. About 180 square feet of carpet pad was wet, and one section of subfloor was too far gone to save. Content manipulation took roughly two hours as we moved and protected the homeowner’s belongings.
Bathroom
A smaller area of about 6 square feet of vinyl flooring was affected. We addressed it as part of the broader scope.
Containment, Demolition, and Protecting the Rest of the Home
Before we touched anything, we sealed off each affected area. Containment is one of those steps most homeowners don’t think about, but it’s critical. We used 6mil plastic sheeting with peel-and-seal zippers for access, and set filtration devices to keep dust and moisture from migrating to the unaffected parts of the house.
Then came selective demolition:
- 10 linear feet of drywall flood cuts (up to 2 feet) in the laundry room
- Wall insulation removed (R-19 batt, 16″ on center)
- 100 square feet of tile flooring and underlayment pulled from the laundry
- 180 square feet of carpet and wet pad removed from the bedroom
- Paneling taken off bedroom walls
- A section of damaged subfloor replaced in the bedroom
- 60 square feet of wet crawl space insulation removed
It looks rough during this phase. But you can’t dry what you can’t reach, and leaving wet materials behind the walls or under the floor is how small problems become big ones.

How We Dried Everything Out
Once demolition was done, we placed drying equipment based on a detailed moisture map. Our technicians followed IICRC S500 standards for water extraction and removal, equipment placement, and monitoring. Daily dry logs tracked moisture levels across every affected surface.
The crawl space needed particular attention. In Central Oregon’s climate, trapped moisture under a house doesn’t just evaporate on its own. We installed 20 linear feet of layflat and ran targeted drying until readings confirmed the space was dry.
The process continued until every affected material hit acceptable moisture levels. Then we replaced the crawl space insulation, pulled all equipment, and completed final documentation.

What to Take Away from This Job
Two things stood out here. First, the homeowner acted fast. Getting the source stopped and calling for help right away kept this from escalating into something much bigger.
